What Is Commercial Real Estate?

Commercial real estate is property used primarily for business or investment purposes. That can include warehouses, offices, retail centers, medical buildings, multifamily communities, and land.

Start with the income

A warehouse leased to a business is more than a building: it is a stream of potential rental income tied to the tenant’s ability and willingness to pay.

The property is a business

Owners manage leases, maintenance, taxes, insurance, financing, and eventual sale decisions. A property can look attractive and still be a poor investment at the asking price.

Four ways wealth may be created

Rental cash flow, loan principal reduction, property value appreciation, and potential tax benefits can contribute to long-term results. None is guaranteed.

Investor takeaway: Before studying cap rates, ask what drives the income and what could interrupt it.

For a more complete investment analysis, the book examines debt, cash-on-cash returns, lease risks, capital expenditures, and due diligence in later chapters.
