Understand the Major Property Types
Different property types behave differently. A warehouse, medical office, and retail strip center may all generate rent, but the risks behind that rent are not the same.
Industrial
Pay attention to loading, clear height, truck access, power, tenant improvements, and replacement demand.
Office and medical
Study floor plans, parking, specialized buildout, tenant retention, and re-leasing costs.
Retail
Consider visibility, traffic, tenant sales potential, co-tenancy, and lease structures.
Multifamily
Analyze unit-level rents, turnover, operating costs, and capital needs.
Land
Land often has no current operating income. Entitlements, access, utilities, and holding time matter.
For a more complete investment analysis, the book examines debt, cash-on-cash returns, lease risks, capital expenditures, and due diligence in later chapters.
